The leaves of summer are now on the ground, and there is talk of snow later inthe week. Yikes! When did the season change so quickly?
As a gardener, the transition to the beginning of 6 wintery months makes me project to the activities of pre-spring. Timing it so that when I start the germinate my seeds I have seedlings to plant during the first non-frost nights of spring, as opposed to nearly grown plants requiring "hardening-off" to get them to survive outdoors.
Not unlike the real estate market.
The spring market of 2011 was delayed due to an extended winter. This pushed the start of the spring buying back to summer and into the Stampede season, and throughout the summer which is generally quiet.
We are now in the typical quiet time of real estate, but it isn't that quiet. Buyers who are buying see the opportunities of value in the marketplace are actively buying. Well priced homes with record level cheap money to borrow means an excellent transaction.
Some buyers have temporarily "left" the market by renting and hoping that the market will "come back".
The market is the market, just as the weather is the weather. You can't change either one - but you can guage whether it is a good time FOR YOU to plan your real estate activities.
